Condominium or Homeowner Management Service ADMINISTRATIVE DUTIES: (per contract agreement) Accept monthly fees (with insured Bank). Prepare various delinquent fee and assessment notices. Prepare Statement of overdue accounts. Keep and maintain financial records (available for authorized inspection). Prepare financial statements monthly in enclosed format. Prepare budget annually with anticipated income and expenditures. Prepare long range plans and financial projections including Capital Improvements. Prepare yearly Financial Summary. Arrange for a Annual Audit. File documents with the IRS. Pay invoices due for services, work, supplies, etc. Secure Insurance Policies. Prepare resale documents. Coordinate work with other professionals (accountants, attorney, engineers, etc.). Attend one council meeting bi-monthly. Attend one annual OWNERS meeting per year. Carry security bond. Maintain file of meeting minutes. Prepare agenda for monthly meeting. Prepare accident reports. Receive, review and respond to miscellaneous correspondence. Prepare and send written enforcement notices. Accept and record calls from residents and take action in routine matters. MAINTENANCE SUPERVISION RESPONSIBILITIES (per contract agreement) Landscaping program. Snow removal. Tennis courts. Painting program. Plumbing. Heating (Common areas). Carpentry. Repair of roads, walks, parking areas, driveways, curbs, drainage structures. Maintenance and repairs to common areas. Hire contractors and subcontractors. Inspect condominiums.
